Lake-house pressure washing: when it is worth it (and when to wait)

Not every stain needs a pressure washer. Here is how to tell, before you book.

Pressure washing a Cedar Creek property is one of the most over-booked services in the area — timing matters as much as the wash itself. Here is when to book and when to wait.

The three surfaces, in order of when to wash

The driveway

If your drive has black algae streaks along the shaded edge, wash it. That is biological, not just dirt, and it gets worse each month. A one-time pressure wash plus a mild bleach solution kills it for about 18 months.

The dock

Docks care about timing. Pressure washing a dock in March is a waste — pollen and lake scum are coming in April and May. Wash in early June and the dock looks right for the whole summer. Wash again in October to prep it for the off-season.

The exterior siding

Hold off unless you have visible mildew or a specific event. Over-washing vinyl siding drives water behind the seams. Most lake houses need siding done every two or three years, not every year.

What we do and do not hit

  • Hit: driveway, walkway, back patio, dock, retaining walls, fence rails, concrete stairs.
  • Hit with lower pressure + detergent: painted porch floors, decking, siding with mildew.
  • Skip unless asked: roof shingles (should be soft-washed, not pressure-washed), painted trim, anything with visible peeling.

We serve Gun Barrel City, Tool, Log Cabin, and Seven Points on Mondays and Tuesdays. If you want the dock done before Memorial Day weekend, book by the second week of May — our May schedule fills fast.
