The town is a mix of multi-generational families who've been on the same land since the '60s, newer families moving out of Dallas for the lake life, and a growing set of short-term rental operators who bought in during the last five years. Schools are the anchor — Mabank ISD has a reputation for Friday-night football and tight-knit communities, and a lot of our clients first met us because their neighbor two doors down was already on our schedule. The housing stock swings from 1980s ranch homes on half-acre lots near the high school to newer lake-view builds south of 198 on acreage.
