The Mabank profile

Who lives here, and what the place feels like from our truck.

Lake-adjacent families, acreage, and a handful of short-term rentals west of the bridge.

Mabank is the town Betterside calls home. It's where the partners — John, Matt, Pablo, and Josh — started the crew together and where most of our route is anchored. The town is a mix of multi-generational families who've been on the same land for decades, newer families moving out of Dallas for the lake life, and a growing set of short-term rental operators on Cedar Creek. Schools are the anchor — Mabank ISD has a reputation for Friday-night football and tight-knit communities. The housing stock swings from older ranch homes on half-acre lots near the high school to newer lake-view builds south of 198 on acreage.

What we run in Mabank

The services most Mabank homes book first.

When to book what

The Mabank year, in four seasons.

Spring

Mabank's first real mow usually happens the second or third week of March once the Bermuda and St. Augustine wake up. We pre-book spring cleanup slots in February — beds, pressure washing, and the leaf cleanup anyone skipped over winter.

Summer

Summer in Mabank is the peak of our weekly routes. We're running seven days a week at this point: weekly mows, fortnightly cleanings, and turnovers on the lake rentals. Fence-line maintenance matters here because the growth runs thick through August.

Fall

Leaves in Mabank drop hard from late October into mid-December. We bag, haul off, or curb-pile depending on city trash pickup that week. Fall is also when people finally book that driveway pressure wash they've been thinking about since Memorial Day.

Winter

Mabank winters are short but cold snaps happen. We pivot to more interior work — move-outs, holiday deep cleans, office Monday-morning resets — and handle storm debris within 24-48 hours of any ice event.

Why Mabank picks us

Local crew, local trust.

We live here. Our kids are in Mabank ISD. The crew stages out of a shop just off 198. When a client calls at 5 PM because a storm knocked a branch across the driveway, we're ten minutes away — not an hour and change from a Dallas call center. We're a fresh local business, which means we earn every account in person and hold the standard one visit at a time.

Mabank questions we hear the most

Quick answers, no sales-funnel detour.

  • How early can you start on my Mabank lawn in the spring?

We schedule first-mows around the weather — typically mid-March once we've had a stretch above 65°F. Call us in February to lock in a slot; our Mabank weekly book fills up about three weeks before first cut.

  • Do you work west of the Mabank bridge toward Gun Barrel City?

Yes. The 198 corridor is one of our heaviest routes. We cross into Gun Barrel daily, so properties on either side of the bridge get identical pricing.

  • Can you coordinate with a short-term rental owner who doesn't live in Mabank?

Yes — a big part of our Mabank book is remote owners. We handle access, coordinate turnovers against booking calendars, and send photos after the clean so nothing is left to guessing.

  • What if my property is closer to Eustace than Mabank?

Same crew, same pricing. The dividing line for us is the route day, not the zip code — we'll tell you which day your property sits on when we build the quote.
