Mabank is the town Betterside calls home. It's where John and Pablo started the crew, where the first mower went out of the shed, and where we still run more weekly accounts than any other zip code we cover. The town is a mix of multi-generational families who've been on the same land since the '60s, newer families moving out of Dallas for the lake life, and a growing set of short-term rental operators who bought in during the last five years. Schools are the anchor — Mabank ISD has a reputation for Friday-night football and tight-knit communities, and a lot of our clients first met us because their neighbor two doors down was already on our schedule. The housing stock swings from 1980s ranch homes on half-acre lots near the high school to newer lake-view builds south of 198 on acreage.

Spring
