Seven Points and Payne Springs: small-town service, same standards

We are a 15-minute drive from Seven Points. Here is how we keep the service tight despite the distance.

Seven Points and Payne Springs are on the south shore of Cedar Creek Lake. They are smaller towns than Mabank or Gun Barrel City, but the yards and lake properties need the same level of care. Here is how we serve them without cutting corners.

Scheduling

Seven Points and Payne Springs share a Tuesday route. We group 6–8 properties on the same run to keep drive time per visit under 12 minutes. If you are on the route, we arrive between 9am and 2pm — we give you a 2-hour window the night before via text.

Lake-adjacent lots

Properties within a quarter mile of the lake get more moisture, more pollen, and more algae on hardscape. We pressure wash these properties 3× per year instead of the standard 2× for inland lots. Dock maintenance is available — see our Cedar Creek Lake seasonal calendar post for timing.

What we hear most from Seven Points homeowners

  • 'Nobody else will drive out here.' — We do. Every Tuesday.
  • 'The last company ghosted after two months.' — We have been on this route since we launched.
  • 'Can you also handle the empty lot next door?' — Yes. Vacant-lot mowing is in our service list.
  • 'My neighbor wants the same thing.' — Neighbor referrals get 20% off the first visit for both households.
