How the relationship works
Three weeks from first message to standing crew.
Week 1
We walk the property
One of the four partners — John, Matt, Pablo, or Josh — meets you (or your realtor) at the property for a 30-minute walkthrough. Gate codes, alarm settings, dog situation, pool, dock. We scope the work in person, not over text.
Week 2
We send the plan + first invoice
You receive a written scope, monthly cost, and a photo of the crew assigned to your address. You approve it from your phone. No contract, no minimum term.
Week 3
First visit, photo summary, recurring rhythm
The crew runs the property on the schedule you picked. You get a text with photos when they leave. From then on, it's the same crew, same day, same checklist — every week or two for as long as you want.

I live in Dallas / Plano / Frisco / Mesquite. Do you serve me?
We serve your property — wherever in Henderson County or Kaufman County it is. You stay in DFW; we handle the lake place. Photos after every visit, monthly summary, one invoice.
Do you hold a key or gate code?
Yes. For absentee owners we hold a coded entry — gate code, lockbox, or keysafe — and document every entry timestamp in the monthly summary you receive. The DFW-owner setup is built so you never have to drive down for an in-person handoff once we have the access in place.
Can you coordinate VRBO / Airbnb turnovers?
Yes. We integrate with the major booking calendars or work off an ICS feed. Turnovers run inside the standard check-out / check-in window. If a guest leaves damage, you get a photo set within the hour so you can file the claim same-day.
What if a storm hits while I'm in Dallas?
We do post-storm cleanup within 24-48 hours of any significant weather event in our service area. If it's serious — fallen tree, fence damage, anything structural — we send photos within hours so you know the situation before you drive out.
Can you bundle the inside cleaning AND outside maintenance?
That's the most common DFW-owner bundle we run. One point of contact across the four partners, one invoice, one monthly summary. Half our DFW-owner clients started with lawn-only and added cleaning within the first six months.
What about pressure washing the dock, deck, and driveway?
Yes. We schedule these around your usage pattern — typically late February before pollen, late May before Memorial Day, and mid-October before the off-season. We send before/after photos every time.
How do you bill?
Monthly card or ACH. You get a single invoice covering every visit that month and a PDF summary with photos. No nickel-and-diming on add-ons.
