Pressure washing in Mabank: the driveway, the porch, and the fence

Not everything needs 3,000 PSI. Here is what gets washed, what gets soft-washed, and what we leave alone.

Pressure washing sounds simple. Point the wand, pull the trigger. But the PSI that cleans concrete will destroy vinyl siding, and the detergent that kills algae will kill your garden bed. Here is what Josh actually does on a Mabank property.

Surfaces we hit at full pressure (2,500–3,200 PSI)

  • Concrete driveway — the bread and butter. Black algae streaks, tire marks, rust stains.
  • Concrete sidewalks and front walkway.
  • Concrete patio and back slab.
  • Retaining walls (concrete or stone).
  • Concrete stairs and curbing.

Surfaces we soft-wash (500–800 PSI + detergent)

  • Vinyl siding — too much pressure drives water behind the panels.
  • Painted porch floors and decking — pressure strips paint.
  • Wood fence panels — full pressure raises the grain and splinters.
  • Brick with old mortar — high pressure erodes soft mortar joints.

Surfaces we skip unless asked

  • Roof shingles. Never pressure-washed. Soft-wash only (bleach + surfactant), and only if you have visible mildew or moss.
  • Windows. Pressure washing windows risks cracking seals on double-pane units. We clean windows by hand if it is in the scope.
  • Painted trim and shutters. If the paint is already peeling, pressure will finish the job — and not in the way you want.

  • Driveway only (standard 2-car): $140–$180.
  • Driveway + front walkway + porch: $180–$240.
  • Full exterior (drive + walk + patio + fence line): $320–$480 depending on linear feet.
