What drives the price

Honest math, in public.

No hidden-factor padding. These are the specific inputs that shape a fair number for your property.

  • 01

Square footage and number of stories

  • 02

Lot conditions — slope, access, utilities, soil

  • 03

Finish level — standard, semi-custom, fully custom

  • 04

Site work, foundation type, and engineering

  • 05

    Timeline and material lead times

Questions we hear about custom homes.

  • Do you build from my plans or yours?

Either. Bring an architect's set and we'll build it, or start from a stock plan and we'll tailor it. If you're still sketching on a napkin, that's a fine place to start too.

  • How long does a custom home take?

Most runs land in the 9–14 month range from permit to keys, depending on size, finishes, and weather. We schedule backwards from the date you need to be in and hold milestone gates against it.

  • How do you handle the budget?

Honest number up front, line-item scope, and a written change-order process so the price doesn't drift in the dark. You see what drives every dollar.

  • Who actually runs my build?

Ben holds the construction book — he scopes it, runs the schedule, and answers the phone. You're not handed off to a call center.
